For some reason, houses are coming up for sale less often in certain neighborhoods.

One of those neighborhoods is Royalwood.

If you drive quietly through the neighborhood, you will see why the residents like living there so much.

The 160m² two-storey house is tucked away on a large, mature plot, move-in ready and ready for a new family.

Mature trees line the streets and surround the houses, giving the area a rural feel. This feel is enhanced by the neighbourhood’s proximity to the Bois-des-Esprits, a 117-hectare urban forest.

The path is two kilometres long and runs along the Seine River, creating a buffer between the area and nearby St. Anne’s Road, creating a sense of tranquility and seclusion as you walk or drive along Shorehill Drive.

And while homes rarely come up for sale in this quiet enclave, one recently came on the market, says Logan Queen of RE/MAX Professionals.

“We just listed a beautiful two-story home at 14 Southside Dr.,” said Queen, who is part of RE/MAX’s Jennifer Queen Team, which is led by his partner and wife Jennifer. “It’s been very well maintained. Even though it was built in 2004, it feels like a new home. It has four bedrooms and three and a half bathrooms.”

In addition, the 160 m² house offers a wonderful sense of privacy.

Situated behind a large tree and surrounded by trees and greenery, you will feel like you are in your own world as soon as you park your car on the wide driveway.

Relaxation comes naturally in the family room, which features a gas fireplace in an attractive tile surround and a soothing view of the backyard.

Once inside, the well-built home exudes an air of solitude that blends beautifully with the spacious, well-thought-out layout.

“As you enter the home, you’re greeted by an open foyer with a double-height ceiling,” he says. “There’s a grand staircase to your right and a spacious formal dining room directly ahead. A wide doorway between the dining room and living room lets in lots of natural light and offers a glimpse of all the mature trees in the backyard through large windows in the back wall.”

Simply put, the living room of the house is beautiful.

Large windows behind the dining area and family room overlook the backyard, offering enchanting views of the towering trees and cedars.

At the same time, a lot of natural light flows in, creating a light and airy feeling that immediately makes you feel good.

The kitchen/dining area is a lovely, light space that offers style and functionality, and has lovely views over the rear garden.

Then there are the three rooms that populate this wonderfully hospitable space.

“The kitchen has been updated in the last five years with quartz countertops and a tile backsplash,” says Queen. “There’s plenty of space to move around and cook, and it also offers a center island with seating for two, a corner cabinet, stainless steel appliances, and a cool little dining area surrounded by windows that look out to the backyard, and a patio door that leads to the backyard.”

He adds that the backyard is spectacular.

“It is very private with a raised deck and patio. You are surrounded by lush trees and beautiful landscaping. It is perfect for relaxing or entertaining.”

Finally, there is the beautiful living room that completes the living area.

“It features gleaming hardwood floors that match the hardwood floors in the dining room, plus a gas fireplace with tile surround, TV nook and display shelves on both sides. A large window looks out onto the amazing backyard.”

The secluded master bedroom features a vaulted ceiling, an enchanting atmosphere of tranquility and elevated views of the beautiful rear garden.

Head upstairs where you will find the master bathroom, two large bedrooms and of course the master bedroom.

“What can you say – it’s just a real retreat with its tranquil feel, vaulted ceiling, large walk-in wardrobe and ensuite with a spa bath. Large windows either side of the bed also look out onto the rear garden.”
